I can have listings that match your criteria emailed to you
daily or weekly. Are you out of town and frustrated by a listing
with only one or very few pictures that don't really show
you anything? When you work with me, I go the extra mile and
will be glad to visit the property and take more pictures
for you or whatever is needed to help you with your search.

You must
know what to look for, how repairs needed can affect your loan
and what kind of financing you may need, depending on those
repairs. I have plenty of experience working with buyers of
distressed properties and can write an offer the bank sellers
can't refuse while at the same time one that protects you. |

I've lived here my entire life, I have a huge, extended family
in the area and know many, many people. When you list with me,
not only does your home get the world-wide exposure through
websites such as homes.com, trulia.com, craigslist, realtor.com,
househunt.com, facebook, and dozens of others, but I talk it
up to everyone I know, including every top agent in the area!
You will get more than just fliers with facts about your home,
but an entire packet of information on lenders and the home
buying process. So when someone stops to pick up a flier, they
will know not only how much your home is, but HOW TO BUY IT.
In
this down market, selling can sometimes be a very frustrating
ordeal. Pricing your home correctly is the number one factor
in a home's likelihood of selling. As I mention in my mission
statement, I will not tell you the price you want to hear
just to get your business like many of my competitors do.
That may make you happy in the beginning, but never comes
with a happy ending and a 'SOLD' sign. I will always be honest
and tell you the truth, even if it hurts. I believe my honesty
is one reason that much of my business comes from referrals. |

Has job
loss, cutbacks, illness, a non-paying tenant, divorce or some
other devastating life change caused you to fall behind on your
mortgage? The best thing to do if it happens, is to contact
your mortgage company and explain what has happened. They do
not want your home! And in most cases, are able to work with
you to find some sort of solution. With housing prices still
dropping, one of those solutions might be to sell your property
for less than what you owe your lender. This is called a Short
Sale. Yes, it will negatively impact your credit, but not nearly
as badly as having a foreclosure on your record. |

you think a Short Sale might be the key to getting out from
under your home and hence from under the debt burden, you
need an agent who is experienced in how the process works
and who will even talk to your lender herself to get the ball
rolling. I know from personal experience how emotionally charged
it can be to have to make that phone call and think rationally.
You need someone who is able to negotiate the transaction
smoothly, in many cases with the debt forgiven by your lender.
